General design for a complex hotel expansion and refurbishment project
The Kenese Bay Garden in Balatonkenese Kenese Bay Garden is a premium hospitality development that elevates the standard of accommodation along Lake Balaton. The project focused on the significant expansion and transformation of an existing hotel building, aiming to create a unified yet multi-building resort complex with modern wellness and conference functions.
A distinctive aspect of the development lies in the reinterpretation of the existing architectural stock: new wings, communal areas, and service functions were added to the original hotel structures, resulting in a cohesive operational and aesthetic system. The goal was to create a Balaton hospitality experience that meets contemporary tourism expectations while respecting the site’s unique natural qualities.

In this project, bim.GROUP was responsible for full general design services, including the coordinated design of both the refurbishment of existing buildings and the new extensions. The development covers an approximately 10,000 m² complex consisting of multiple interconnected building units that are functionally and spatially integrated.
A key focus of the design process was the refinement of transitions between existing and new building parts, the harmonization of structures originating from different construction periods, and the seamless integration of indoor and outdoor spaces. The concept was developed in close collaboration with an external interior design team, which played a defining role in shaping the hotel’s character and spatial experience.
During the development of Kenese Bay Garden, special attention was also given to the sensitive treatment of the Lake Balaton shoreline environment. As a result, building massing, material selection, and spatial relationships were all designed to support harmonious landscape integration.
