Modern office development with sustainable and efficient engineering solutions
The Tilia Office Building in Szeged is one of the city’s key new-generation office developments, combining a contemporary working environment, high technical standards, and a sustainable architectural approach. During the design process, a key objective was to create a modern office space that ensures flexible usability, energy-efficient operation, and a timeless architectural appearance.
The building’s clean massing and large glazed surfaces create an open, light-filled working environment, while the façade design also plays a significant role in optimising energy performance. Special attention was paid to maximising natural daylight, integrating shading systems, and coordinating modern building services and automation solutions.

Detailed design and BIM coordination
Project: Tilia Office Building, Szeged
Developer / contractor partner: KÉSZ Group
In the implementation of the project, bim.GROUP Kft participated as a strategic partner of the KÉSZ Group and was responsible for the preparation of the full detailed design documentation. The scope of work included coordination of architectural and engineering disciplines, support for BIM-based design processes, and the development of detailed design solutions required for construction.
The success of the project is reflected in the fact that the Tilia Office Building won the “Office Building of the Year” award in one of Hungary’s most prestigious real estate competitions. The jury particularly praised the preservation of historical values, sustainable operation, and the creation of a human-centred working environment. The development is especially significant as Tilia became the first office building in Szeged—and in the Hungarian countryside—to receive this recognition. The project is a strong example of how heritage context, contemporary architecture, and modern BIM-based design thinking can be combined within a high-quality office development.
